TWIN CITY STORAGE LEASE AGREEMENT
This agreement is between Twin City Storage (“Lessor”) and the customer (“Lessee”) for the rental of a storage unit on a month-to-month basis at one of the following locations:
* 813 19th Avenue, Scottsbluff, NE
* 1710 Portal Place, Scottsbluff, NE
* 2602 Avenue I, Scottsbluff, NE
* 2850 Avenue M, Scottsbluff, NE
* 505 M Street, Gering, NE
MONTHLY RENT
Lessee agrees to pay monthly rent of $[[RENT]], due in advance on or before the 1st day of each month.
LATE FEES & RETURNED PAYMENTS
* A $10 late fee will be added if payment is not received by the 10th day of the month.
* A $25 fee will be charged for any returned check or failed payment.
* If the account becomes more than 50 days past due, a $75 auction/lien fee will be added.
DEFAULT & DENIAL OF ACCESS
If rent is unpaid, Lessor may deny Lessee access to the storage unit until the account is brought current.
USE OF UNIT
The storage unit may only be used for storage purposes. Lessee agrees:
* Not to store flammable, hazardous, or illegal materials.
* Not to make repairs or alterations to the unit.
* Not to sublease or transfer the unit without written permission from Lessor.
* To follow all federal, state, and local laws.
MOVE-OUT NOTICE
Lessee must notify Lessor immediately when vacating the unit. If notice is not given within 5 days after moving out, an additional month’s rent may be charged.
RIGHT OF ENTRY
Lessor may enter and inspect the premises at reasonable times when necessary.
PROPERTY & INSURANCE
All property is stored at Lessee’s sole risk. Lessor is not responsible for theft, fire, water damage, mold, pests, vandalism, weather damage, or any loss or damage to stored property for any reason.
INSURANCE IS PROVIDED ON THE BUILDING ONLY. CONTENT INSURANCE IS NOT INCLUDED.
Lessee is responsible for obtaining their own insurance coverage for stored items.
PROPERTY VALUE LIMIT
Lessee agrees not to store property valued over $2,000 without written permission from Lessor. If no written permission is given, the value of stored property will be considered to be $2,000 or less.
DAMAGES & CLEANING
Lessee agrees to return the unit in good condition, normal wear and tear excepted. Lessee is responsible for removing all trash and for paying for any damage beyond normal wear and tear.
LIEN & SALE OF PROPERTY
If rent remains unpaid for 30 days, Lessor may:
* Cut and replace the lock on the unit.
* Deny access to the unit.
If the account remains unpaid for 45 days or more, Lessor may sell the stored property to recover unpaid rent, damages, expenses, and collection costs, as allowed by Nebraska law.
Any property remaining after a sale becomes the property of Lessor after 10 days if not removed.
LEGAL FEES
If legal action is necessary to enforce this agreement or recover possession of the unit, Lessee agrees to pay all reasonable attorney fees and court costs incurred by Lessor.
